From dream to keys, one step at a time

A clear path, a single point of contact and no surprises. This is exactly what happens when you work with us.

  1. Free call: we get to know you

    A relaxed video call at a time that works for your time zone. You tell us what you dream of; we tell you honestly what is possible with your budget.

  2. Your plan and our written proposal

    We turn the call into a plan you can check:

    • the areas that fit your life (sea, hills, mountains, towns)
    • a realistic total budget: price, purchase taxes, notary, renovation and a safety margin
    • what we will do for you and our fee, in writing, before you commit to anything
    about 1–2 weeks

  3. Search, visits and honest valuation

    We search through local agencies and private sellers, visit the best homes for you with live video tours and check what you cannot see in photos: structure, permits and land registry compliance, access, neighbourhood. For each home you receive our valuation and a renovation estimate. When you are ready to visit, we organise the trip.

  4. Purchase, legal and tax side

    We coordinate notary, lawyer and accountant and explain every step in your language:

    • Italian tax code (codice fiscale) and, if useful, an Italian bank account
    • offer, negotiation and deposit, then the preliminary contract
    • power of attorney if you cannot be in Italy for the signing
    • final deed at the notary, with a sworn interpreter, and registration
    usually 2–3 months from the accepted offer

  5. Renovation without stress

    Architect or surveyor, permits, comparable quotes from trusted builders, a fixed budget and on-site supervision. You receive photo and video updates and approve every important choice from wherever you are.

  6. Keys in hand

    Electricity, gas, water, internet, furniture, cleaning and final checks. If you are moving here, we also help with residency registration and healthcare. You arrive, and your home is ready.

  7. After the keys: care and rentals

    If you want, we keep looking after the home: inspections, maintenance, bills, and rentals when you are not there. Property care

Timings are indicative and depend on the property, the sellers and the public offices involved. We always give you an updated timeline in writing.
